Construction management writing splits into two genres that barely acknowledge each other. One is the contractor's textbook — delivery methods, means and methods, estimating, scheduling, contracts. The other is the research literature on why large projects overrun, which is far more quotable and completely useless if you do not yet know what a schedule of values is. Reading the second first is the standard mistake.
The other thing worth saying at the outset: these books are a supplement to time on a site, not a substitute for it, and they do not stand in for licensure or a credential. Nobody has ever learned to run a job from a book alone.
Orientation before mechanics
Construction management jumpstart by Barbara J. Jackson is the right first book. It answers the questions a textbook assumes you already know — who the parties are, how design-bid-build differs from design-build and CM-at-risk, where the money and the risk actually sit. Plain language, no prerequisites.
Pair it with Building Construction Illustrated by Francis D. K. Ching. It is not a management book at all; it is drawings of how buildings go together. You cannot manage a sequence you cannot picture, and Ching is the fastest way to be able to picture it.
The core textbooks
Construction project management by Frederick E. Gould and Construction methods and management by S. W. Nunnally cover a lot of the same territory from different angles — Gould from the project-lifecycle side, Nunnally from equipment and field methods. Pick one as your spine and use the other for reference rather than reading both cover to cover.
Then the specialists, in the order a project needs them. Construction contracting by Richard H. Clough is the one to take seriously first: on most jobs the contract, not the drawings, determines who eats a problem. Estimating Construction Costs by Robert L. Peurifoy covers the quantities and pricing underneath every bid. CPM in construction management by James Jerome O'Brien is the standing reference on critical-path scheduling — the thing everyone claims to do and few do properly. Project management in construction by Sidney M. Levy ties them back together at the level of running the job.
One practical warning: all of these are multi-edition textbooks, and the editions genuinely differ, because codes and standard contract forms change. Our catalogue often holds an older edition's record. Check what you are actually buying.
Why big projects go wrong
Megaprojects and Risk by Bent Flyvbjerg is the academic statement of the case: large infrastructure projects overrun on cost and underdeliver on benefits at rates that look less like error than like systematic optimism. How Big Things Get Done is Flyvbjerg's popular version of the same argument with a practical bent. Read one. If you want the data and the method, take the first; if you want the argument and the case studies, take the second. His overrun figures and his reference-class forecasting remedy are both actively debated in the field, so read them as a strong position rather than a settled finding.
Lean Builder by Joe Donarumo brings it down to the trailer — Last Planner and pull planning as they actually behave on a jobsite, told as a story rather than a methodology. Finish with How Buildings Learn by Stewart Brand, which asks what happens to the thing you built over the next fifty years. It will change how you read a set of drawings.
